"The Building Permit Process - What you should know!"

• Measured Building Surveys:  We will visit the subject property and very carefully measure all critical dimensions of the building envelope. This will include all physical features including doors, windows and floor openings, fire places and chimney breasts, staircases, exterior decks, porches, garages and all other significant features and structural elements. All mechanical, electrical and other services will also be located in conjunction with the survey. It is also our practice to take a complete set of digital images to provide an accurate record of the building survey and visual inspection.
• Architectural Drawings as Existing or As Built:  From the data obtained a comprehensive set of record drawings will be executed. These will generally include all floor plans, roof plan, cross sections and exterior elevations to a suitable scale for the intended purpose. Overall dimensions may be included if required but are generally not shown on existing drawings.
• Certified Area Calculations: In addition to the above, it is often necessary to have accurate area calculations and this is a service that will be provided upon request and can be added to the existing or as built drawings or on a separate document.
• Architectural Conceptual Design, Space Planning, and Feasibility Studies & Presentation Material: We will meet with the prospective Client and formulate an initial brief of requirements from which sketch plans and elevations will be prepared for review, discussion and comment.
• Architectural Renderings & Perspectives. Basic 3D Computer Modeling: Often it is necessary, particularly on more complicated projects, to compliment the sketch plans and elevations with more comprehensive renderings and perspectives. These can further be augmented with basic wire frame computer models for accuracy.
• Architectural Construction Drawings & Details: Once the final design has been finally agreed, it will be necessary to produce accurate drawings and details that will be suitable for submission for Building Permit and commencement of construction. These drawings will be fully dimensioned and contain standard notes and legends.
• Building Permit Applications & Other Statutory Approvals: Apart from the normal Building Permit Process, it is often necessary to attend the Committee of Adjustment and the Ontario Municipal Board to have minor variances and other zoning matters dealt with. All material and attendance is a service that we are happy to provide.
• Tender Documentation, Coordination of Trades and Field Review:  Although it is possible to have the contractor take care of the complete building process, it does make more sense to have an impartial, third party to oversee this phase of the project. We are able to provide these services if required.
• Operating on an AutoCAD 2002 platform: Most of our work these days is done on the computer using AutoCAD but, believe it or not, freehand work is still available upon request as some Clientele prefers this medium.  
• Very competitive fees. We pride ourselves of providing very professional services yet endeavour to keep our costs as low as possible. We can offer fixed lump sum prices, per diem prices or a combination of both. We will be happy to negotiate all prices. 

• Contract and Payment of Fees:   Following an initial free consultation, it is a policy of Adtek Building Consultants to provide a written proposal that includes the scope of work, exclusions and a break down of fees that become payable at specific stages of the project. It is normal practice to request a 20% of the base fee retainer before commencing any work. The retainer will be deducted from the final invoice at the completion of the contract.
